Houses and apartments tell different stories
The 2021 Census shows that almost two-thirds of occupied homes in postcode 2067 were apartments. Separate houses made up less than a third. The price gap matters for anyone hoping to move from an apartment to a house: staying in the same area can still mean a substantial step up in budget.
The house median comes from a small quarterly sample. Changes in which homes sell can move it substantially without a similar shift in every property’s value. Use it as a broad benchmark, rather than a valuation of an individual home.
What the rental figures mean for your search
Nearly half of households in postcode 2067 rented at the 2021 Census. For people entering the rental market, the median weekly rent across all home types was $50 higher in the June 2026 quarter than a year earlier.
The gap between 1-bedroom and 2-bedroom unit medians was $170 a week. That gives someone weighing an extra bedroom a more useful budget comparison than the all-dwellings figure, although location, condition and other features also differ between the homes in each group.
Rental figures come from newly lodged bonds, so they describe recent tenancies rather than what every existing tenant pays. The annual change does not mean each tenant received the same increase. Compare homes with the same bedroom count and property type when assessing a particular asking rent.
Why property websites show different figures
Before comparing medians, check the area, period and measure. A postcode is not the same boundary as a suburb, and a quarterly sales median is not directly comparable with a rolling annual figure or an estimated property value. Here, sales cover January–March 2026 and rents cover April–June 2026.
